Cooling a master-planned suburb, one family home at a time
North Lakes was designed from scratch, and that shapes almost every aircon job we do here.
Before it was a suburb, this land was a police horse breeding paddock, then a dairy farm and pineapple plantation, and later slash pine forest feeding the paper mill at Petrie. Lend Lease announced the master-planned community in 1995, and by 2006 North Lakes had been gazetted as its own suburb, split off from Mango Hill. Stockland took the project on in late 2004, and the estate has since won several masterplanning awards. The result is a suburb of mostly modern homes, many of them two storeys, built in stages over more than two decades.
That matters for air conditioning. A 1999 agreement with CSIRO pushed early stages toward solar passive, eco-friendly design, so a lot of older North Lakes homes already have good orientation and eave shading. Those houses often need a smaller unit than the floor area suggests. Many two-storey builds have open-plan living downstairs and the bedrooms upstairs, which is where most of our North Lakes calls come from: hot upstairs bedrooms on summer nights.
With a median age of 31 at the 2011 census and around 23,000 residents by 2021, North Lakes is full of young families who want the whole house comfortable, not just one room. That usually means a choice between several split systems or a ducted system, and we will walk you through both honestly. Our guide on what size split system you need is a good place to start before we visit.
Connex Electrical is based in Mango Hill, the suburb North Lakes was carved out of in 2006, so most North Lakes addresses are only a few minutes from our base. Also see EV charger installation in North Lakes and Electrician North Lakes.
Upstairs bedrooms in two-storey North Lakes homes
The cheapest install is back-to-back: indoor unit on one side of an external wall, outdoor unit directly behind it. Upstairs bedrooms rarely allow that, because the outdoor unit has to sit on the ground or on a bracket that can be safely reached for servicing.
So we either run the pipework down the outside wall in neat ducting, or route it up through the roof space and down to a ground-level condenser (an up-and-over). Both are quoted after a free assessment, and we show you exactly where the pipe cover will run before we drill anything.
Solar passive homes and correct sizing
Homes built under the early CSIRO sustainability focus often stay cooler than newer, larger builds on the same street. Oversizing an inverter split wastes money and causes short cycling, which leaves rooms clammy.
We size by room volume, window direction, insulation and how the room is used, rather than defaulting to the biggest unit that fits the wall.
Running air con off rooftop solar
Plenty of North Lakes roofs carry solar panels. An inverter split running through the hottest part of the afternoon lines up well with solar generation, so pre-cooling bedrooms before sunset is a cheap habit worth building.
We check that your switchboard has room for a new dedicated circuit and RCBO, and flag it upfront if it does not.

Split system installation
Wall-mounted inverter splits for bedrooms, living areas and media rooms. New to them? Read what a split air conditioner is. Supply and install, or install only.
Multi-head and ducted systems
For larger two-storey homes, one outdoor unit can serve several rooms, or a ducted system can cool the whole house from one controller. Quoted after a free assessment.
Upstairs and up-and-over installs
Neat external pipe ducting or roof-space runs for upstairs bedrooms, with the condenser placed where it can be serviced safely.

North Lakes air conditioning FAQs
How much does it cost to put a split system in an upstairs bedroom in North Lakes?
It depends on the pipe route, so upstairs installs are quoted after a free assessment. A standard back-to-back install starts from $1,120 incl. GST, and upstairs jobs add pipe, ducting and labour on top of that. We give you a fixed written price before any work starts.
Should I choose ducted or several split systems for a four-bedroom North Lakes home?
Both work, and the right answer depends on how you use the house. Splits let you cool only the rooms you are in and cost less upfront; ducted gives even, hidden cooling across the whole home. We can price both options in one visit so you can compare.
Does a solar passive North Lakes home still need air conditioning?
Usually yes, but often a smaller system. Good orientation and shading reduce the heat load, which can mean a lower kW unit in each room and lower running costs. We size each room individually rather than guessing from the floor plan.
Can I buy my own unit and just pay for installation?
Yes. Installation only for a standard back-to-back split starts from $1,120 incl. GST. Send us the model before you buy and we will confirm it suits the room and that we can install it under warranty conditions.
How soon can you install air con in North Lakes?
Standard jobs are booked into the earliest available appointment. Being based next door in Mango Hill helps, but we will never promise a time we cannot keep. Call 0474 207 609 to check current availability.
Will my North Lakes switchboard handle another air conditioner?
Most homes built in the last two decades have room for a new circuit, which usually needs an RCBO at $180 to $400 incl. GST. If the board is full or outdated, a switchboard upgrade runs $1,320 to $3,850 incl. GST, and we tell you this at the quote stage.
Where will the outdoor unit go on a narrow side setback?
We find a spot with enough airflow and safe access for servicing, often on a wall bracket or slim ground pad. We also keep it away from bedroom windows where we can, so the fan noise does not bother you or your neighbours.
