Keeping a Sandgate character home cool without spoiling its looks

In Sandgate the question is rarely whether a split system will work. It is where it can go so the house still looks like itself.

Sandgate is one of the oldest seaside towns on Brisbane's northern edge. Thomas Dowse settled here in 1853, the railway arrived in 1882, and town allotments were sold from 1879 as sites for marine villas. Later subdivisions such as Garden Estate in 1882 and Nashville Heights in 1920 filled in the streets, and the town kept its own council until it joined the City of Brisbane in 1925.

That long history shows in the streetscape. Heritage-listed buildings like the former Town Hall on Brighton Road and the former Post Office on Bowser Parade sit among older timber homes, and many owners care a great deal about street appeal. So before anything goes on a wall, we look at sightlines from the footpath, verandah details, original joinery and where pipework can travel unseen, often under the floor or through a side wall rather than across the front.

The other local factor is the bay. Sandgate faces Bramble Bay, part of Moreton Bay, with Dowse Lagoon in the middle of the suburb and the Deagon Wetlands to the west. Homes along Flinders Parade and the Lovers Walk end of town cop the most salt-laden wind, so outdoor units and fixings are chosen with that exposure in mind.

Connex Electrical is based in Mango Hill, and Sandgate is a straightforward run down the Gateway Motorway, which forms the suburb's western edge. Also see EV charger installation in Sandgate and Electrician Sandgate.

Hiding the outdoor unit on a character home

Side setbacks and the rear of the house are usually the best spots for a condenser. On high-set timber homes, a position under the floor can work well if there is enough airflow and clearance around it.

Inside, we run pipework through wall cavities or under the floor where the construction allows, and use colour-matched covers only where a run has to stay visible.

Choosing gear for the bay breeze

Units with protective coatings on the outdoor coil, stainless steel brackets and fasteners, and UV-stable pipe insulation all help in salty air. Placing the condenser on the sheltered side of the house helps too.

Rinsing the outdoor coil with fresh water now and then, plus a regular professional service, goes a long way near the water.

Older wiring in an older town

Homes this old have often been rewired in stages. We check the board and circuits before quoting. A new air con circuit with an RCBO is $180 to $400 incl. GST, and if the board is full or outdated a switchboard upgrade runs from $1,320 to $3,850 incl. GST.

Air conditioning work we do in Sandgate

Every job is planned around the house first and the unit second.

Concealed split installs

Wall-hung splits with pipework routed through the floor or cavity so nothing runs across the facade.

Bay-exposure installs

Coated coils, stainless fixings and sheltered condenser spots for homes close to the foreshore.

Bedroom comfort

Quiet inverter splits for bedrooms, sized so they run gently through warm, humid nights.

Ongoing servicing

What air con installation costs in Sandgate

Our prices include GST and are confirmed in writing before work starts.

A standard back-to-back install, where the indoor and outdoor units sit on either side of one wall, is from $1,120 incl. GST if you supply the unit, or from $1,650 incl. GST for a TCL 2.5 kW split supplied and installed. In older Sandgate homes, hiding pipework or moving the condenser to the far side of the house often means a longer run, so those jobs are quoted after a free assessment and additional costs may apply.

How a Sandgate install comes together

Walk the house with you

We look at the rooms, the street view and the bay exposure, and talk through where you would and would not like to see equipment.

Plan the hidden route

We map the pipe and cable path, choose fixings to suit the salt air and check the switchboard before quoting.

Careful install

Drop sheets down, units mounted, pipework pressure tested and vacuumed, and any openings sealed neatly.

Certify and explain

You get a certificate of compliance and simple tips on caring for the outdoor unit near the water.

Sandgate air conditioning questions

Can I install air con in a heritage-listed home in Sandgate?

Possibly, but check with Brisbane City Council first, because heritage-listed places can have rules about external changes. For homes that are simply old rather than listed, there is usually more freedom. Either way we plan the most discreet position we can.

Can the outdoor unit go under my high-set house?

Often it can, provided there is enough height and open space around it for the unit to breathe. It keeps the condenser out of view and out of the worst of the weather. We check clearances on site.

How close to the water is too close for a normal unit?

There is no single cut-off, but homes facing the bay along the foreshore get the most salt. For those we suggest a coated outdoor coil and stainless fixings, and we try to place the unit on the sheltered side.

Will the pipework show on the front of my house?

We aim for it not to. Under-floor and cavity routes are often possible in timber homes, and where a run must be visible we keep it short and use a neat cover.

What size unit does a bedroom in an old Sandgate home need?

Most bedrooms suit a 2.5 kW split. Rooms with high ceilings, lots of glass or a western wall may need more. Our sizing guide covers the details, and we confirm on site.

Do you also do general electrical work in Sandgate?

Yes. Lights, power points, safety switches and switchboard upgrades are all part of what we do. See our Sandgate electrician page.
